What to have ready for the questionnaire
- Closing / settlement statement (ALTA, HUD-1, or Closing Disclosure)
- County assessor card or appraisal showing the land value
- Your depreciation schedule (Form 4562) — only if the property was already depreciated
- About 20 phone photos — see the photo guide
- A photo of the furnace, water heater and electrical panel
- Invoices for major improvements since purchase
