What exactly does my client receive?

Which method do you follow?

Our studies follow the IRS Cost Segregation Audit Techniques Guide. Documentation is gathered from the owner — photographs, closing statements, plans where they exist — with three inspection options depending on the property. Every study passes quality-control review before delivery.

What if the property was placed in service in a prior year?

The catch-up runs through Form 3115, which your firm prepares. We provide the study and the supporting schedule; you handle the change in accounting method. We are glad to walk through the 481(a) adjustment with you.

How does a referral work, and does it compromise my independence?

Your client uses your firm's code when requesting an estimate and receives a discount on the study. Whether your firm participates in the referral program beyond that is entirely your choice — many firms prefer the client-discount-only arrangement precisely so there is nothing to disclose. Ask us and we'll explain both.

Can I see a sample before I refer anyone?

Yes. We will send anonymized pages from a completed study so you can see the structure, the schedules and the method statement before you put your name near it.

How long does it take?

Once the owner's questionnaire and documents are in, a typical residential file moves through production and quality-control review in days, not months. If you're working against a filing deadline, tell us and we'll be straight about whether we can make it.

What if the numbers don't justify it?

Then we say so — to you and to the client. The estimate exists so the decision is made before anyone spends anything; smaller or lower-basis properties sometimes don't move enough to be worth the exercise.
